This New Dallas Brokerage is Leaning into Leadership’s Generational Shift

Less than a year into a new venture, Hart Commercial is making headway in North Texas.
On the office side, Hart Commercial has found a gravitational pull with some of its initial work toward just that.
Frizzo and Britt Heady have been tapped to lead leasing at Bogart, a former Texans Can Academy located along Ross Avenue in Old East Dallas. Fort Worth’s M2G Ventures redeveloped the building in 2020, transforming it into a light-filled and sleek creative office space with both speculative suites and build-to-suit opportunities of varying sizes. Hart Commercial also handles leasing for Wildcat Management’s Purse Building.
Bogart, shown in the gallery above, features a range of suite and floor plate sizes, in addition to a few spec options, across the approximately 50,000-square-foot, dog-friendly building. That includes about 20,000 square feet that served as the former school’s gymnasium.
The leasing duo has seen a lot of traction and progress so far, especially with creative users, Heady said. Frizzo noted that many of the firm’s prospects are out-of-state firms looking to move or expand to Dallas.
“Coming out of the pandemic, opportunities are coming where people are reevaluating their portfolios and growth, which means there’s a lot of momentum out of there,” said Frizzo.
