M2G Ventures, a Fort Worth-based real estate investment and development company, announced on Tuesday that it had leased 56,000 square feet of new deals and renewals at the redeveloped Archetype urban industrial project at 3131 Irving Blvd.
The property’s more than 112,000 square feet is more than 86% leased, according to a press release.
“Through our redevelopment efforts, we have created the ideal space where modern industrial tenants thrive through art infusions, wayfinding and an enhanced storefront in addition to so much more. Among the new tenants of note include an American electric vehicle company, Mixy, and Zelli Italia, and they immediately fit right in and complement the already existing dynamic tenant mix.”Jessica Miller Essl, Co-Founder, M2G Ventures
The property is located between Dallas’ Design District and Love Field.
The new tenants align with Archetype’s targeted infill goal as the development transitioned from a light industrial park into an aesthetically pleasing, modern industrial destination, according to the company.
The EV company leased 15,110 square feet and plans to move in Q2 2024. Mixy, a cocktail mixologist company, occupies 2,604 square feet. Zelli Italia, an Italian luxury shoe and accessories company, occupies 6,140 square feet.
“Archetype offers an ideal and logistical space to meet the demands of the new tenants. With the level of sophistication these tenants acquire, we are sure to attract even more brands that are synonymous with the redevelopment.”Jessica Miller Essl, Co-Founder, M2G Ventures
Formerly Commonwealth Center, Archetype benefits from a major intersection at Commonwealth and Irving Boulevard in the Brookhollow market, arguably one of the most visible and easily accessible locations in the submarket.
M2G Ventures said spaces are available, from 2,000 square feet to more than 10,000 square feet. There are three move-in-ready suites available, ranging from 2,000 square feet to 6,000 square feet.
Dallas’ Design District, located within Dallas’s South Stemmons submarket, represents one of DFW’s most influential industrial infill locations.
The project adds to M2G’s growing portfolio including its flagship property, Proto Park, with “proto” being short for prototype.
Mixy was represented by TIG Real Estate Services’ Mike Spellman. Zelli Italia was represented by JLL’s Michael Haggar and Calvin T. Hull Jr.
