East Dallas Office Project Lands Four More Tenants

By Steve Brown, Dallas Morning News, December 4, 2023

Ross Avenue Redevelopment is a Project Fort Worth’s M2G Ventures.

An East Dallas redevelopment project is more than 85% leased thanks to the signing of four new leases.

Called Bogart on Ross, the 50,000-square-foot building on Ross Avenue east of downtown Dallas previously housed the Dallas Can Academy.

Fort Worth-based M2G Ventures bought the vacant educational building in 2019 and renovated the property into a boutique office development. Dallas-based MODUS Architecture designed the project.

Four just-completed leases filled more than half of the building.

The largest, 10,862-square-foot office deal was signed by Champion Management, a creative agency specializing in public relations and digital media. It’s moving from Addison.

“We were looking for a cool, one-of-a-kind space that we could convert into a creative working environment that our team would love, and our clients would enjoy visiting. We also needed ample room to accommodate our projected growth, and Bogart fit the bill perfectly on all counts.”

Dan Zeltser of Cresa negotiated the Champion Management lease with Allison Johnston Frizzo of Hart Commercial.

Wesley, a women’s wellness center, leased 8,308 square feet in the building and Impact Ventures, a venture capital firm, took 4,706 square feet. Jamie Zdunkewicz of Virgata Property Co. negotiated on behalf of Wesley. And Hart Commercial took 3,225 square feet in the Ross Avenue building.

“These tenants align with M2G Ventures’ core values, which include balance, collaboration and innovation.”
