Redeveloped Dallas Business Park Lands Two Major Tenants

By Steve Brown, Dallas Morning News, May 23, 2022

M2G Ventures redeveloped the property near Dallas’ Design District.

A Fort Worth-based developer has landed two major tenants for a repurposed industrial complex northwest of downtown Dallas.

M2G Ventures bought the 250,000-square-foot office and industrial property at 3200 Irving Blvd. last year and renovated it into a business center called Proto Park.

Now the developer has landed two tenants that take the buildings to more than 80% leased. Dynasty Spirits and Taxila Stone have leased more than 136,000 square feet in the property, which is near Dallas’ Design District.

“We are thrilled that Dynasty Spirits and Taxila Stone have chosen Proto Park to be their major distribution and production facilities. We are continuing to place a strong focus on tenant selection with the last remaining space available.”

Jessica Miller Essl, Co-Founder of M2G Ventures

Dynasty is a liquor distributor that’s expanding its operations. Scott Hobbs and Kim Lyon of Newmark Group negotiated the lease.

Taxila Stone sells stone and tile products for construction and kitchen and bath accessories. Harrison Putt of Mercer Co. and Bo Puckett with Jones Lang LaSalle negotiated the lease.

Jason Moser and Hanes Chatham of Stream Realty Partners represent M2G Ventures.

M2G Ventures purchased two more industrial buildings in the same area with more than 200,000 square feet last month.
