M2G’s Urban Industrial Redevelopment Lands Two Tenants

By Press Release, Fort Worth Report, May 26, 2022

M2G Ventures, a North Texas-based real estate investment and development company, announced two tenants under construction, Dynasty Spirits and Taxila Stone totaling 136,020 square feet, at M2G’s urban industrial redevelopment, PROTO Park. PROTO Park has attracted the most discerning, innovative light industrial and logistics users, bringing the project to 81% leased.

“We are thrilled that Dynasty Spirits and Taxila Stone have chosen PROTO Park to be their major distribution and production facilities. Their discerning focus on design and desire to be in a centrally located urban facility with high design and modern amenities made them an ideal fit for the project. We are continuing to place a strong focus on tenant selection with the last remaining space available.”

Jessica Miller Essl, Co-Founder of M2G Ventures

PROTO Park has been transformed from a 1960s brick warehouse to a first-class urban industrial project with modern design, top-of-the-submarket building specifications and powerful brand visibility the area has been lacking. Located at 3200 Irving Blvd. in Dallas, the 250,000-square-foot building is within the Brookhollow submarket adjacent to Dallas’ Design District, one of the top infill locations in DFW’s industrial market. The nine-acre site is close to Uptown Dallas, Downtown Dallas and Dallas Love Field, ideally accessible to the Metroplex’s densely populated areas.

Dynasty is a spirits company with a vast family of brands that ranges from botanical vodkas to ready-to-drink seltzers — offering something for every taste and every occasion. The modern industrial development caters to the company’s vision of high design, attention to detail and an ideally located facility, while exceeding requirements of today’s industrial developments.

Taxila Stone is a wholesale distributor of hand-selected natural and engineered stone surfaces and works with some of the most exclusive stone quarries in the world, from marble to granite, quartzite, onyx, quartz, and travertine, to name a few. Taxila’s new flagship showroom will feature a comprehensive inventory of specially curated materials, from tiles to hardscapes, plus kitchen and bath accessories.

“PROTO Park is the perfect location for Taxila Stone to further grow and expand our well-earned reputation known for an unrivaled inventory of inspired surfaces. Our new space encourages innovation and collaboration, something that can be hard to find in an industrial setting. We are excited about this location and the opportunity to continue to build upon our brand nationally.”

Hari Polavarapu, CEO of Taxila Stone

The remaining space available at PROTO Park encompasses suites five and six totaling 46,378 square feet. Negotiations with users are in the works on the remaining space, and ownership expects to be 100 percent leased in the next 90 days.

Dynasty Spirits was represented by Scott Hobbs and Kim Lyon with the Newmark Group. Taxila Stone was represented by Harrison Putt with Mercer Company and Bo Puckett with Holt Lunsford. M2G was represented by Jason Moser and Hanes Chatham with Stream Realty Partners in both leases.
