M2G Ventures Fills 51k SF Urban Infill Project with Lease to Event Design, Production Company
M2G Ventures, a Texas-based real estate investment and development company, fully leased its 50,508-square-foot 4919 Woodall to Dallas-based experiential event design and production company Social Llama Events.
The stand-alone building’s heavy power, parking, and design, combined with its central location, made it the perfect fit for Social Llama, said Jessica Miller Essl, co-founder of M2G Ventures.
“Strategically located at the gateway between the East Brookhollow and Dallas Design District/North Trinity submarkets, 4919 Woodall is a stand-alone, light industrial project of choice for logistics, showroom, distribution and manufacturing,” Essl said. “Located in the West Brookhollow submarket, it is one of the best infill locations in the DFW industrial market.”

Social Llama plans to use the urban industrial space for office, storage and fabrication. The company’s services include event design and production, event rentals, brand experience and activations.
“We design immersive, highly customized events and experiences—from brand activations to large-scale installations—creating environments that feel intentional, engaging, and truly memorable, delivered with our signature Southern hospitality,” said Macy Pulliam, Owner and Creative Director for Social Llama. “Located just minutes from the Design District, Dallas Love Field, and Downtown, this location positions us well and serves as an exciting new home for our team!”
“We are known for our creative energy and craftsmanship, we transform bold visions into unforgettable experiences that spark connection, conversation, and celebration,” Pulliam added. “This space reflects how we work and who we are – a collective of tastemakers and storytellers, creatives and craftsmen, hospitality experts and operational wizards – providing the flexibility and infrastructure to execute at a higher level while supporting our continued growth across the DFW market.”

M2G’s reputation for intentional value creation features multiple facets, including placemaking, visioning, branding, hands-on asset execution, in-depth market research, strategic capital expenses, deep industry experience and relationships.
“We strive to inspire evolution through impact and innovation by creating places where people want to be,” Essl said. “M2G is redefining what tenants can come to expect in the redevelopment of vintage products that meet today and tomorrow’s modern industrial standards.”
Lena Thomas of Stream Realty Partners managed the leasing efforts for Woodall.
