M2G Ventures Completes Ambitious Inwood Road Project with Retail, Showroom, Industrial Space

An ambitious and colorful 740,000-square-foot mixed-use redevelopment that combines industrial, showroom and retail uses along Inwood Road in Dallas is officially complete after more than a year of work.
The 14-building project located along Conveyor Lane just off Inwood Road in the broader Design District area was formerly the Inwood Design Center. Fort Worth-based M2G Ventures LLC bought the property early last year and has redeveloped it into a mixed-use campus with two components: the Inwood Design District, which includes roughly 630,000 square feet of light industrial and showroom space; and the Ace on Inwood, a retail and restaurant destination with about 109,000 square feet of space across 38 acres facing Inwood Road.

The final portion of the project, the Art Docks, was completed in April after more than a year of redevelopment along the Inwood Road corridor. Among other improvements, 18 regional and global artists transformed 11,500 square feet of industrial walls in the Art Docks with a series of collaborative murals along Conveyor Lane and Security Drive.
M2G Ventures co-founder Jessica Miller Essl said in a statement the goal of was to “redefine the concept of modern commerce” and develop a space for high-end retail that supports tenants and long-term growth.
The Ace on Inwood retail site spans 5,850 square feet and features floor-to-ceiling glass front walls. It’s designed as a premier restaurant opportunity, according to M2G.
Miller Essl described the Ace on Inwood as a “true labor of love for our entire team,” adding it was an “ambitious undertaking.”

In terms of square footage, Inwood Design District and the Ace on Inwood campus rank as the largest investment project to date for M2G.
M2G first announced plans to revitalize the area in June 2025 after purchasing the property in February.
Major tenants at the development include Crate & Barrel, White Glove Storage and Delivery, Community Coffee, Neiman Marcus and GranImport USA, which is a warehousing, fulfillment, logistics and import/export company. The center was 93% leased at the time of the purchase.
M2G has acquired 5.1 million square feet and sold $1.6 billion since it was founded in 2014 by Essl and her sister, Susan Miller Gruppi. Past projects under the firm’s belt include the Foundry District in Fort Worth, which sold in 2022 to North Carolina-based Asana Partners. M2G was also involved with the 180,000-square-foot mixed-use district of the Fort Worth Stockyards called Mule Alley.
