International Aviation Group Inks 23k Lease at PROTO Park

Latest lease brings the M2G Ventures-owned property to 90% leased

M2G Ventures leased 23,040 square feet to an international aviation group at M2G’s urban industrial redevelopment, PROTO Park at 3200 Irving Blvd. in Dallas. This latest lease brings the more than 250,000-square-foot warehouse to 90% leased.

PROTO Park has been transformed from a 1960s brick warehouse to a first-class urban industrial project with modern design, top-of-the-submarket building specifications and powerful brand visibility the area has been lacking. Located at 3200 Irving Blvd. in Dallas, the 250,000-square-foot project is within the highly desirable Brookhollow submarket adjacent to Dallas’ Design District, one of the top DFW industrial market infill locations.

With the execution of this lease, located in Warehouse 6, only one space remains available at PROTO Park in Warehouse 5 (25,078 SF). The last space available is adjacent to Dynasty Spirits, which is in the process of permitting to finish out the space by Q3 2023. Recent PROTO Park transactions include leases to Dynasty Spirits and Taxila Stone, who selected PROTO Park for their major distribution and production facilities.

Leasing momentum for M2G-developed properties continues with space availability at Archetype (2,500 SF to 25,500 SF available) at 3131 Irving Blvd. and Woodall (50,508 SF full building opportunity) at 4919 Woodall St., both in the premium infill Brookhollow submarket of Dallas.
